Start Here Before You Start Looking

I've walked countless first-time buyers through the Las Vegas market, and the ones who succeed all share one thing: they prepared before they browsed.

1. Get Pre-Approved First — Always

Before you fall in love with a home on Zillow, get pre-approved by a lender. This tells you exactly what you can afford and makes your offer competitive. In today's market, sellers won't take you seriously without it.

2. Understand HOA Fees

Many Las Vegas communities have Homeowner Association fees — some modest, some significant. Factor these into your monthly budget. In communities like Summerlin or Rhodes Ranch, HOA fees cover incredible amenities, but they add to your costs.

3. Don't Skip the Inspection

In a competitive market, waiving inspections is tempting. I advise against it. Nevada's desert climate creates unique issues — HVAC systems work overtime, and roof wear can be significant. An inspection protects you.

4. Know the Neighborhoods

Las Vegas is a collection of distinct communities. A home in Henderson is a very different lifestyle than one in Summerlin or Downtown. Visit each area at different times of day before deciding.

5. Work with a Local Expert

This city moves fast. You want an agent who knows which streets flood in summer monsoons, which developments are upzoning, and which neighborhoods are appreciating fastest. That local knowledge is invaluable.
